PROPERTY MANAGEMENT SOFTWARE & AUTOMATION

Less administration.
A clearer view of
your portfolio.

Move from spreadsheets and scattered messages to connected property records, reliable workflows and useful AI. CTRD helps you select, implement and support the right software.

THE RIGHT FOUNDATION

Your portfolio.
Your workflows.
One dependable record.

The best fit depends on your banks, leases, owners and day-to-day work. A Czech-focused platform may handle local operations more naturally than software built around US banking and accounting.

We start with operational fit, then assess reporting, integrations and AI. Growth to 100 units is a planning scenario, not a reason by itself to replace a working system.

SOFTWARE SHORTLIST

See the cost in context.

Eight options, with Czech-focused candidates alongside international benchmarks. Vendor capabilities below reflect published information, not a completed technical evaluation or a partnership endorsement.

CTRD recommendation order: ranked for long-term Prague rentals growing from 1–20 toward 100 units. Local operational fit and banking, transparent growth pricing, teamwork, data portability and automation guide this editorial assessment. Repilot leads for documented Czech workflows and transparent active-tenant pricing; Rentflow follows for regional and multilingual operations. AI-focused candidates require pilot validation. Vendor demonstrations, bank/API tests and confirmed quotes may change the order. This is not an independent benchmark or a global ranking.

CNB reference rates, October 19, 2026:

LOCAL OPERATIONS

Rentflow & Repilot

Start demonstrations here for rent tracking, Czech workflows and growth. Confirm bank coverage, imports, exports and portfolio permissions.

AI PILOT

Grento & Renton

Test advertised AI on a small approved dataset. Validate accuracy, feature availability, access boundaries and pricing beyond the published tiers.

LARGER OPERATIONS

DOMSYS & AppFolio

Consider broader administration requirements. AppFolio is a conditional enterprise benchmark: Czech eligibility, payments and minimum spend must be confirmed.

DEFINED PROJECT

Assess, implement or build

Agree a bounded discovery, platform rollout, custom software release, migration or integration project with acceptance criteria.

ONGOING SUPPORT

Operate & improve

Agree recurring application, database, cloud and vendor support. Coverage windows, escalation and response expectations are explicit.

GROWTH ADVISORY

Find the next opportunity

Scope reporting, market research, prospects, acquisition technology assessments or a coliving pilot around a specific business decision.

Software licences, hosting, paid data, screening providers and other third-party charges are separate. Background checks use authorized providers and human review; CTRD does not make automated tenant eligibility decisions. Local legal, accounting, brokerage and regulated screening work is handled by the client’s appointed qualified providers. Outreach, purchases and acquisition commitments require client approval.

PRACTICAL AI

Useful assistance.
Clear accountability.

Start with repetitive work that can be checked. Expand after the pilot demonstrates reliable results.

  • Extract proposed lease dates, rent and deposit fields for review.
  • Classify invoices and prepare coding suggestions.
  • Summarize repair requests and flag items for prompt human attention.
  • Draft Czech/English messages for a person to approve.
  • Answer portfolio questions from authorized, current records.

Keep people in control.

Approve messages, payments, lease changes and contractor commitments through the agreed workflow. Urgent maintenance needs a direct human escalation route.

Keep the property platform as the authoritative operational record. Use supported APIs or exports for reporting; a SaaS subscription does not imply direct access to the vendor’s database.

Agree data residency, AI providers, retention and permitted remote access from Canada. Use named accounts and least-privilege roles. Local legal and accounting requirements remain with the appropriate advisers.

A CONTROLLED START

Prove the workflow.
Then grow the portfolio.

03 / VALIDATE

Check the evidence

Reconcile balances, test owner separation, review AI output and verify complete data exports.

04 / ROLL OUT

Train & support

Import the remaining units in stages, document procedures and agree ongoing support.

BEFORE YOU CHOOSE

A few questions worth resolving.

Does “100 properties” mean 100 units or 100 buildings?

Pricing often counts rental units, leases or active tenants. One building may contain many billable units. Confirm the vendor definition and include garages or commercial spaces where relevant.

Can one system support several owners?

Require a demonstration of owner-level permissions, separate portfolios, reporting and billing arrangements. A single shared login is not an appropriate substitute for named roles.

Will Czech banking and accounting work automatically?

Confirm the exact banks, account types, CZK handling and transaction-reference matching. Test supported accounting exports with your accountant. Card acceptance does not establish Czech bank settlement support.

Should we move to AppFolio at 100 units?

Only if requirements, vendor eligibility and total cost justify the move. AppFolio primarily serves US operations; international acceptance is case-specific. Core has a 50-unit minimum plus minimum spend, and its published per-unit rate is not a complete quote.

How are CTRD’s services priced?

An initial assessment and pilot can be scoped as a defined project. Implementation and integrations are quoted after discovery. Ongoing support can be agreed as a retainer or on-demand engagement. Software subscriptions and usage charges are separate; no fixed CTRD fees are published in this draft.
